landlords rights attempting to sell the property

I am a landlord and my tenants lease is due oct. 1, 2006. I am trying to sell my house and they are very resistant to showing the house. They do not want anyone looking at it when they are not home and they are only letting me show it at very poor showing times. I would like to suggest that I go 1xweek and show it with the realtor. What are my rights as a landlord. I would really like it sold before Oct. 1. because the housing market is slowing, I dont want to lose money every month that I don't have tenants. If I sell it soon it will take up to 3 months to close on the house.
