Can i sell my land if i have life time rights to it

my aunt and uncle only have lifetime rights to the land that they live on. they Never intended on the person that has it in their name to have it. that person took advantage of them and now we are trying to figure out if there are any legal options they have besides going through a law suit due to the fact that we are talking about 90 year old people. I am their attorney in fact POA and i just need a honest straight forward legal answer
