Pet Agreement Attachment to Existing Rental Lease

As a landlord, I am creating an attachment ("Attachment to Lease - Pet Agreement") to my exisitng tenant's rental agreement concerning the new dog she acquired. I would like to know if I can add to the attachment that if the dog habitually damages property or individuals on the premises that I have the right to demand that the dog be permanently removed from the property? If I don't, can I start eviction proceedings if necessary to correct the problem. I am an animal lover and hope it never comes to this, but I need to make sure everyone and everything on the property is safe for all. Thank you.

If she's willing to voluntarily consent to the addendum, you're fine. However, if she refuses and is not in violation of the present lease, you should have secured her signature prior to allowing the dog. If the dog would have violated the lease terms, you still have considerably leverage notwithstanding the oral agreement. But it's better practice to get everything in writing before you allow an oral amendments to a lease agreement.
