Changed my mind/Deposit Refund?

I was going to rent from a "friend." The place was not ready when she said it would, and then she said she didn't think I was ready to move and to think it over and she said she'd let me off the hook if I changed my mind. Besides that, the water filter system was never hooked up, and the water was orange. I backed out and now she says I owe her $40 per day for 30 days. I took "off the hook" to mean a full refund of my $2100 deposit. Do I owe her or not?
