If there was no fraud or misrepresentation on your part, and the buyers cannot prove same, they should have had a survey and a title insurance policy to insure the metes and bounds of the parcel before the closing. Had they done that, they would have discovered the discrepancy. You have no liability at this time because contract rights of a buyer are extingushed by delivery and acceptance of the deed at closing barring fraud or misrepresentation.
