I signed a lease for a corporate apartment. One of the tenants ran his car into the apratment and caused damage. Does the landlord have the authority to hold me responsible for any of the dmages?

Thank you for your question. Generally, (because the specifics will depend on your state), the you are on the lease and responsible for the apartment. Although you were not the one who caused the damage, the landlord has the ability to hold you responsible for the damage. Your recourse would then be to sue the individual who actually caused the damage. Since you are in privity of contract with the lawyer, you are responsible for the apartment. However, you may want to look and see whether the lease excludes holding you responsible from third-party conduct, however this is doubtful.

This situation may be easiest resolved by working with the landlord to have the responsible party take responsibility.

If the pizza delivery guy drove his car into the front of the apartment, it would be the responsibilty of the driver and his insurance would likeley have to cover the damages. Why is the fact that it was the tenant instead of an unaffiliated party make any difference. Please explain further.
