Mold is not considered a "structural" component when it comes to home inspectors. In fact, most home inspectors will not comment about any environmental factors, such as mold. Home inspectors
are licensed individuals. While I have found no TN law stating mold inspectors need to be licensed, I, personally would trust a "certified" mold inspector over someone who has no credentials at all. There are a number of colleges that have classes in mold inspection, in which you can walk away "certified".
