I am selling my house by owner but will pay a buyers agent.

I am selling my house by owner but will pay a buyers agent. I accepted an offer yesterday from someone with an agent. I was offered a better offer today. Can I back out of the first contract to accept the second?

Unfortunately the answer is NO. Once you have accepted the first offer you have created a legally enforcible and binding contract giving the buyer the legal right to sue you to specifically perform under it's terms.
