pennsylvania eviction law , i need to evict my tenants for failure of paying rent for 30 days

Hi! You must send them 2 letters of eviction. However, this does not mean they will leave. And often when they do it's at 12am and they trash the place. I have seen this over 100 times.

Send a letter snail mail and RRR. Give them 5 days to vacate. Follow what ever is the policy of you contract. Then call the police and ask for an officer to come to the place. Explain that you told them you are evicting them and they have not responded. You need to change the locks. Have a witness.

If they break in, call the police and have them arrested. If they want to play fair, work an arrangement to be there and unlock the place to have a moving company come and get their stuff. Since you are keeping their deposit, you should break even or not too far off. In the meantime, screen your tenants better and if someone has not paid after 14 days, start asking questions. That should be your red flag. If you have any other questions, please ask.

what do you mean send a letter snail mail and RRR   and how long do they have after they receive the first eviction notice and when do i send the second notise and how long after that
