Some building work dispute - breach of contract??

Hi,

Desperate for some help with this....

If I hired some builders to do some work on by B&B and they promised to complete by 14 July and also that they would make undue noise or mess as to disturb guests in other parts of the B&B.

I was assured at the beginning of June everything was on schedule for the 14th of july so i began taking bookings from the 1st August.

However on the 17th June they said they cant complete until 11th August so i cancel all bookings early August.

However on the 1st August they complete and argue the bookings could have been honoured i disagree as at least a weeks worth of cosmetic work needs to be done... when i rang the previous bookings around the 7th onwards they had all booked elsewhere.

Also after the assurances with regards to noise etc... the noise was excessive and materials and rubble were left in public areas - therefore 3 guest had to leave early so i had to refund them... i also knew of 2 other customers who went elsewhere as a result of the mess.

Basically, i want to know what damages i could claim for and on what grounds? I know breach of contract must be in there somewhere?

Breach of contract, they had a contract , lost income, they made you lose income , court costs

Reply to Leo Setter's Post: So what exactly can i claim for?

a) Sue for not competing on time and hence the bookings i had to cancel?
b) The people i had to refund because of the disruption?
c) The people I know would have booked if it wasn't for the excessive noise and mess everywhere?
